By accessing or using any of our communication channels — including our website, phone numbers, email addresses, SMS, or any affiliated contacts — you agree to be bound by these Terms in full.

1. Nature of Business

Northstream Properties engages exclusively in the acquisition of real estate through direct purchase or creative finance strategies, including seller financing and subject-to transactions. We do not sell any product or service. We:

- Purchase homes directly for our portfolio; or

- Enter into assignable real estate contracts, which may be transferred to vetted third-party investors.

All acquisitions occur via contract. We do not list, advertise, or market properties prior to an official closing.

2. Licensing Status

Northstream Properties is not a licensed real estate brokerage and does not act as an agent or fiduciary for buyers or sellers. All purchases are made as principals or through assignable contracts for investment purposes.

3. No Marketing Activities

We do not advertise, promote, or market properties as part of a sales offering. Communication from our company is transactional only and strictly tied to:

- Property owners submitting a property for sale;

- Confirming ownership or verifying documentation;

- Contractual negotiation or follow-up;

- Closing updates and title coordination.

4. SMS, Phone & Email Communication

By contacting Northstream Properties or submitting property information through any of our communication channels, you consent to receive business-only communication, including:

- Phone calls,

- Emails,

- SMS (text messages).

These communications are only used to:

- Verify property ownership,

- Provide updates on a property under review,

- Coordinate next steps in a contract or transaction,

- Close a real estate deal.

All messaging is A2P 10DLC compliant and includes opt-out functionality. Message and data rates may apply.

5. Assignment of Contracts

All real estate transactions with Northstream Properties are executed via legally binding contracts. Unless otherwise specified in writing, these contracts:

- Are fully assignable;

- May be transferred to another vetted investor if Northstream Properties elects not to retain the property;

- Are handled in compliance with federal and state real estate laws.

6. Use of Communication Systems

You agree not to use our communication systems, forms, websites, or contact methods for any of the following:

- Spam, solicitation, or fraudulent activity;

- Attempting to bypass property verification processes;

- Unauthorized data harvesting or marketing.

Violations may result in legal action or reporting to appropriate authorities.

7. Jurisdiction

These Terms are governed by the laws of the United States and are written to comply with:

- A2P 10DLC communication requirements;

- State-level wholesaling regulations;

- Federal consumer protection standards under the TCPA and CAN-SPAM Act.
